November 2025: Developments & Property Sales

We have seen quite a few new businesses and developments pop up in the Village in recent months, but Lakewood is undergoing some notable changes as well. If you’ve been the shops in Lakewood recently, you might have noticed some changes to 108 22nd Street. That property is officially on the market as of October 14th.

You might have also noticed a building on the Jimmy's Mufflers & Auto Repair property at 3005 Old Hickory Blvd has a fresh coat of paint. We have learned that this building will be another alcohol and smoke shop.

Meanwhile, the lot next to the strip mall containing Urban Air remains for sale. It is currently zoned for 72 townhomes.

In the Village, Powder City Candy & Gifts has announced its opening for this Thursday, November 6th! Operating hours will be Thursdays through Saturdays from 12-6pm and on Sundays from 12-4pm. Be sure to welcome them to the neighborhood at 1202 Donelson Avenue, and follow them on Instagram to stay up-to-date.

We have updates on the meeting space between Duckbill Bookshop and Powder City Candy & Gifts! James’ Tea Room has officially been announced and will soon begin hosting “community events, including lively game nights, thoughtful book clubs, soulful poetry readings, rotating displays featuring local visual artists, puzzles and much more.” Follow their Instagram for more details.

In Rayon City, property on Bridgeway Avenue continues to cycle through prospective commercial sales and leases. 301 Bridgeway is up for lease for industrial use. 207 Bridgeway is a 6-unit apartment building for sale. The lot at 117 Bridgeway is for sale, being pitched as a 7-townhouse multi-family project.

Additionally, multiple properties previously for sale are no longer on the market. It is unclear whether these properties sold or have simply been removed from the market at this time. The two substantial property at the corner of Robinson Road and Industrial are no longer listed. The recording studio space at 2803 Old Hickory Blvd. 104 Bridgeway is no longer up for lease.

  • Village Green is still seeking prospective renters for proposed commercial spaces between Dose and Pizza & Pub.

  • The Phillips-Robinson Funeral Home on Hadley Avenue remains for sale.

  • 209 22nd Street is still available for commercial lease. The listing notes “the site supports a range of mixed-use projects, including storage, contractor or service businesses, retail, office, studio, live/work space, and residential use.”

  • 2803 Old Hickory Blvd, currently used as a recording studio, is still for sale.

  • 207 22nd Street near the shops in Lakewood is still for sale.

  • The Rhodes Building is still for sale.

  • The Superior Music property on Old Hickory Blvd is still for sale. Its listing notes it can hold seven private offices.

  • 303 and 305 Bridgeway are still for sale in Rayon City.

  • 102 Scenic View is still for sale. There are talks that this property could be converted into 10 homes.

  • The former Robinson Flea Market site at 1409 Robinson Rd is now home to the Futbol Factory, a personalized soccer training hub. However, the location still has space available for lease.

  • 3618 Old Hickory Blvd is still for sale. Zoned MUN – Mixed-Use Neighborhood, this parcel provides exceptional flexibility for residential, commercial, or mixed-use development. The zoning allows for a variety of options, from single-family homes and townhomes to professional offices, retail space, or a combination of uses that create a vibrant, community-oriented setting.
