Opportunity for a New Village Storefront
1204 Donelson Ave, Old Hickory, TN 37138
Have you ever dreamed of a shopfront in the village, or know someone who does? We’re excited to share that the commercial property located in the heart of The Village is looking for new tenants.
The Neighborhood Board recently spoke to Mr. Mina Adib, the new owner of the property at 1204 Donelson Avenue (behind Choppers, across from Soldier's Rest cemetery). He shares our vision for what the village could become, and agreed that he wants to find a tenant to fill the space that would be loved and supported by the community. Presently, the only offer on the table would turn the space into a vape shop.
The recent surge of vape shops in Old Hickory was a hot topic during our Neighborhood Meeting and at Councilman Eslick’s Community Meetings in June. There are currently no regulations in Tennessee or Davidson County that would prohibit a vape shop from opening, regardless of its proximity to DuPont Elementary School and the Community Center, or the number of shops already near The Village. There is only a law prohibiting the type of advertisements and information on where you cannot vape. We understand that business deals are often just that—business. However, we believe that operating in Old Hickory Village should be about more than simply "doing business." It may be one of you—or someone you know—who has been waiting for such an opportunity.
Here are some basic specs: it’s a commercial lot in the village, currently set up with two units sharing the 1740 sq ft property and was historically a CPA’s office. Mr. Adib will be renting the space for $20/sq ft.
So neighbors, here is your chance to help turn this into another community staple. Build a bakery, or a book shop, or dream even bigger! Let us know if you have someone in mind for the space so we can keep a vape shop out, and a sweet little Village main street in.
