March 2026: Developments & Property Sales
Following two particularly big updates in February, the Fowler/Donelson development and the former Hillcrest Hotel hitting the market, we have several other notable developments this month.
As Lawrence & Clarke Cacti Co. prepares for their move to Donelson at the end of March, their landlords briefly inquired about new tenants with a sign in front of the shop. The sign has since been taken down; we are closely monitoring for potential new tenants.
The former mobile home community at 3209 Old Hickory Blvd by the Lakewood Dollar General has a pending sale. This property is zoned MUL and can go up four stories, and the listing notes it could be used as an apartment community or requested approval for townhomes. The property is currently owned by country singer Tanya Tucker.
117 Bridgeway in Rayon City has sold to an entity titled “O.I.C. HOMES AT 117 BRIDGEWAY AVENUE.” It was previously pitched to buyers as a 7-townhouse multi-family project.
611 Brandywine Village Ct, a plot of land between the Oral Surgeon and George Family & Cosmetic Dentistry parking lots, is for sale. It is only zoned for office use.

A plot of land at the intersection of Fowler and Donelson is once again 117 Bridgeway is now off-market without a sale indicated. It was previously pitched as a 7-townhouse multi-family project.on the market with its listing stating it includes 3 parcels totaling 2.34 acres and is zoned for 48 apartment units.
A block of five properties on Old Hickory Boulevard between 26th and 28th Street are for sale, including the former Hillcrest Hotel at 2601 Old Hickory Boulevard. Its neighboring properties at 104 26th Street and 2609, 2615, and 2617 Old Hickory Boulevard are being pitched as a potential package deal, but can be individually sold if the buyer of 2601 declines the additional properties. Its engineer plans for 27 apartments, while its zoning also allows for retail, restaurant, and office uses. The other four properties share the same MUL Mixed Use Limited zoning.
1202 Donelson Avenue – the home of Duckbill Bookshop, James’ Tea Room, Powder City Candy & Gifts – is still on the market after being listed in late December. The tenants are looking for a landlord just as invested in supporting our community. Please contact them with any questions.
The Rhodes Building is still for sale. Its two street-facing spaces, 521 and 525 Old Hickory Blvd, are also for lease.
2401 Old Hickory Boulevard unexpectedly collapsed in January. The owners of this property had permits to add a 1000sf retail addition to the back of the building, but did not have permits for the deconstruction that was taking place when the wind caused further damage.
The lot next to the strip mall containing Urban Air has a contingent sale “upon certain conditions being met.” It is currently zoned for 72 townhomes.
1507 Robinson Road, the lot between the dentist and the new pet daycare, is still for sale. The listing advertises a mixed use development opportunity.
There is still a brick and mortar space for sale in the Hadley Village shops. Additionally, there is still a space for rent between the Subway and smoke shop at 1406 Robinson Road.
The Phillips-Robinson Funeral Home on Hadley Avenue remains for sale.
102 Scenic View is still on the market with a $50K price cut. It is being pitched as a property that could be converted into 10 homes.
The former Robinson Flea Market site at 1409 Robinson Rd still has space available for lease.
305 Bridgeway Avenue is still for sale.
The six unit apartment building at 207 Bridgeway Avenue is still for sale.
3618 Old Hickory Blvd is still for sale. Zoned MUN – Mixed-Use Neighborhood, this parcel provides exceptional flexibility for residential, commercial, or mixed-use development. The zoning allows for a variety of options, from single-family homes and townhomes to professional offices, retail space, or a combination of uses that create a vibrant, community-oriented setting.
Three industrial properties are still up for lease 790 Burnett Road and 399 Old Hickory Boulevard by the Old Hickory Lake Beach and 741 Hickory Industrial Drive.
