December 2025: New Businesses, Developments & Property Sales

November and December had an amazing amount of new business openings throughout Old Hickory. In addition to the previously opened James’ Tea Room and and Powder City Candy & Gifts, Duckbill Bookshop and With Blossoms have joined the group of small businesses at 1202-1206 Donelson Avenue! Duckbill will be your place for all things literary in Old Hickory, while With Blossoms serves as an event space, creative studio, and speakeasy.

Nash Dogs officially opened their doors at 1427 Robinson Road where the old Subway used to be. In addition to everyone’s favorite hot dogs, their cafe offers an expanded menu including breakfast, soups, sandwiches, sides, and desserts. You can find their full menu here.

We’re also excited to announce a new concept coming to 224 Bridgeway Avenue: Rayon City Cafe! They will be doing a soft opening this month followed by a grand opening in January 2026. This new business will offer teas and coffees from local roasters, breakfast sandwiches, pastries, and lunch options. Additionally, they own an adjacent parking lot where they plan to host food trucks and community gatherings starting in the spring. Outside of new business openings, there has been quite a few property updates in the past month as well.

Proposed render

1507 Robinson Road, the lot between the dentist and the new pet daycare, is officially for sale after being for lease for a long while. The 0.43-acre lot is noted as being a great spot for “retail, office, service, or mixed-use concepts.” The listing comes with a proposed render of what the land could be used for.

There is still a brick and mortar space for lease in the Hadley Village shops. Additionally, there is still a space for rent between the Subway and smoke shop at 1406 Robinson Road.

Two industrial properties are up for lease 790 Burnett Road by the Old Hickory Lake Beach and 741 Hickory Industrial Drive.

Many neighbors have noted renewed work on the “Lakewood Crossing” development at 2905 Lawrence Court after a long period of inactivity. We will continue to monitor this for updates.

Additionally, many neighbors at our community meeting were asking about the former gun shop building on the corner of 24th Street and Old Hickory Boulevard in Lakewood, curious if work was being done or if the building is falling further into disrepair. We have not been able to find any approved permits indicating that work on the building is taking place.

Properties reported on in previous months:

  • 108 22nd Street is now off market after less than two months with no sale reported. This property was acquired by ONEtoCREW in April and had its full electrical system replaced in July.

  • Village Green is still seeking prospective renters for proposed commercial spaces between Dose and Pizza & Pub.

  • The Phillips-Robinson Funeral Home on Hadley Avenue remains for sale.

  • 209 22nd Street is still available for commercial lease. The listing notes “the site supports a range of mixed-use projects, including storage, contractor or service businesses, retail, office, studio, live/work space, and residential use.”

  • The former mobile home community at 3209 Old Hickory Blvd by the Lakewood Dollar General is still listed for sale. This property is zoned MUL and can go up 4 stories, and the listing notes it could be used as an apartment community or requested approval for townhomes.

  • The lot next to the strip mall containing Urban Air remains for sale. It is currently zoned for 72 townhomes.

  • 301 Bridgeway is up for lease for industrial use.

  • 117 Bridgeway is for still sale, being pitched as a 7-townhouse multi-family project. It had a recent price reduction of $20 thousand.

  • Main Street Media - Nashville now occupies 2803 Old Hickory Boulevard. It was previously a recording studio.

  • 207 22nd Street near the shops in Lakewood is still for sale.

  • The Rhodes Building is still for sale.

  • 303 and 305 Bridgeway are still for sale in Rayon City.

  • 102 Scenic View is still for sale. There are talks that this property could be converted into 10 homes.

  • The former Robinson Flea Market site at 1409 Robinson Rd is now home to the Futbol Factory, a personalized soccer training hub. However, the location still has space available for lease.

  • 3618 Old Hickory Blvd is still for sale. Zoned MUN – Mixed-Use Neighborhood, this parcel provides exceptional flexibility for residential, commercial, or mixed-use development. The zoning allows for a variety of options, from single-family homes and townhomes to professional offices, retail space, or a combination of uses that create a vibrant, community-oriented setting.
